Lease Information

• The 2026 GSA Per Diem Lodging Rate for Amarillo, Texas is $110 per day.

• The Commons at Gem Lake is limited to medical professionals or corporate travelers.

  • The Commons is a cooperative living environment with private rooms and shared common spaces.

• A minimum stay of 30 days is required, with a maximum 365 day stay permitted (we may offer preferred travelers a 7 day stay). Stays may be extended with a new agreement.

• Room rates are based on single occupancy.  An additional fee applies if you have more than one guest.

• Occasional visitors are welcome, please refer to our Visitor Policy for more information.

• Rent is due in advance, and we offer two payment options:

  • Upfront for the entire stay when booking

  • In installments every 30 days

• A rental agreement and refundable security deposit are required.

• Identity verification and a background check are required.

• Terminate your agreement with a two-week notice.  Please refer to our Early Termination Policy for more information.

• Manage your account on our guest app.

Parking

• Free parking is available in the large front circle driveway.

• We offer garage parking for an additional $3.25 per day.  There are only two spaces available.
